London stands out as one of the greenest major cities worldwide,with around 20% of its area dedicated to public parks and open spaces.

And nearly half of London is adorned with greenery and waterways,collectively occupying more land than all the city’s railways and roads combined — and enhancing the city’s appeal as a place to live.

The value of London’s green spaces is perhaps most strikingly reflected in the property market,as analysis by Jefferies London reveals that homes bordering the capital’s royal parks command a significant price premium.

Across all royal park-adjacent postcodes,the average house price stands at an impressive £1,051,765 — an 86% premium compared to the current average London house price of £566,000.

Which London park is the least expensive to live by?

According to Jefferies,Green Park’s adjoining properties fetch the highest premiums.

Average prices here reach £1,637,081,representing a 73% boost — or £690,158 more — than the broader Westminster borough average.

Hyde Park and St James’s Park command notable premiums too,with homes here selling for 58% and 51% above their respective borough averages.

Kensington Gardens contributes a 31% uplift,while The Regent’s Park and Primrose Hill elevate prices by 19%.

Analysis by estate agents Benham & Reeves further highlights the exceptional value commanded by major parks.

They report that properties close to St James’ Park/Green Park,Regent’s Park,Kensington Gardens and Hampstead Heath sell for more than 165% above the average London house price.

Interestingly,however,the landscape of green space premiums is not uniformly steep across all parks.

According to Jefferies,the most affordable relative to borough averages is Bushy Park,where homes are 23% cheaper than the wider Richmond upon Thames neighbourhood.

Meanwhile,Greenwich Park properties command a modest 4% premium (£20,729),while Brompton Cemetery and Richmond Park sit slightly below their borough averages,by -2% and -7% respectively.

The Covid-19 pandemic intensified the public’s desire for nature,reshaping preferences from large private gardens (which are scarce and costly) to convenient access to communal parks and gardens.

Insights from estate agents Winkworth show that central London homes near prime parks can command price increases ranging from 30% to a staggering 100%,while smaller parks still provide premiums of up to 15%.

These green spaces provide essential venues for exercise,socialising,family activities,and quiet reflection — vital in areas where private outdoor space is either limited or altogether absent.

And developers are recognising the undeniable allure,weaving such spaces into property propositions.

For example,the 100 Kensington development,which offers residents exclusive use of private landscaped gardens,is within a short stroll of Hyde Park,Holland Park,and Kensington Palace Gardens.
